Why are homes on the market so long in the Hawley-Lake Wallenpaupack area?

Price.

Why do some homes go under contract and settle in less than 60 days, while others remain for sale for months, even years?

Price.

I know it’s difficult to accept that your home probably won’t sell for the price you want.  Unfortunately, I can’t control the market, I can only show you what the market says.  And I’m not going to lead you down the garden path, saying “Sure, we can get you what you want for your home…” if the market doesn’t bear that out.

I guess I’m unique – I recently had two meetings with a seller, showing him the facts using recent comps.  He argued that a home down the street was listed at the price he wanted to get, and wasn’t as nice as his.  My question: did that home sell, or did it expire?

Well, no…it expired, unsold.  (I think it was the price.)

Mr. Seller, I wish you and your new agent all the luck in the world – I truly hope you get your price.  I’d love to be wrong about the market, and sure, sometimes the market tricks us.  Hopefully, your home will sell quickly for the price you want.

What if it doesn’t?

It might be the price.

I’ve covered this subject in the past, but thought I’d bring it up again.  Homes in the Wallenpaupack region of Northeast PA ARE selling.
