Answer: it COULD be a good time to sell your home. It all boils down to  your motivation & goals, the home’s condition, and the location of your home.

There ARE buyers, looking for a vacation, retirement, or even a primary home here in the Poconos, and especially around Lake Wallenpaupack, Wallenpaupack Lake Estates (WLE)The Hideout (Lake Ariel) and Masthope (Lackawaxen).  Some are buying homes in northeast PA because they have decided to invest money in real estate rather than in the stock market.  Others have come to the conclusion that the time is perfect.  Some are looking for the deal of a lifetime.

Buyers are smart – they have done their homework and usually have a good idea of property values (though for some reason, some  seem to think that “The Poconos” should equate with “super super cheap”).  They are not going to be fooled into paying more than a home is actually worth; neither are the lenders.  Some banks are requiring  two appraisals for Pike County home sales!

In order to sell your Wayne or Pike County home in this market, you MUST be willing to price it within the current market conditions.  Additionally, the home also MUST be priced according to its condition: you can not price it as if it had new hardwood floors, a new roof, and beautiful landscaping, when in fact, it needs a new roof, the flooring is stripped down to sub floors, and the yard needs some attention.   You can not price the home based on its potential – but based on what it is.

In today’s internet driven market, sellers should choose an agent who has a firm grasp of internet marketing and social media – more and more buyers are looking online first.  If your home is not marketed properly, it may not sell quickly…if the buyers don’t know it’s there, how will they buy it?

If you recently purchased your home and are looking to sell again, now might not be the best time to try and break even – if you absolutely do not have to sell, it would be wise to wait a while, depending on how much you need to net from the sale.

  3. Bill – the market is definitely different than it was two years ago! There are buyers out there if the price is right. Getting the price right is key.
