Lakefronts on Lake Wallenpaupack are Always in Demand

There are about 50 or so currently on the market, another 5 are under contract.  How quickly a home sells, however, depends on the listing price.

If a home is priced at market value, in good condition, and in a desirable location, chances are it is not going to last long. I put a technical lakefront property under contract after it had been on the market about a month. Another one went under contract after being on the market less than a week. That same thing happened last summer – my client called during the week and made an appointment to see the new lakefront listing on Saturday. While he was on his way up that afternoon, the property went off the market and was under contract.

On the other hand, some homes sit, and sit, and sit – and perhaps it’s time to evaluate if the asking price is too high taking into consideration the condition and location.

Why do some homes go under contract immediately, and others stay on the market for a long time?

1. Price.

This is first and foremost the main reason. If a home is priced higher than the market will bear, it will sit. I have had buyers decline to make an offer on a home that was overpriced. Maybe they weren’t really all that motivated; or maybe they really didn’t want to offend the seller – either way, they said “This house is nice but the price is too high. Let us know if the price improves.” Meanwhile, the seller may easily have negotiated with them, but we’ll never know, will we?

2. Location.

The location on Lake Wallenpaupack is very important. Obviously, some lakefront properties are much more desirable than others. Lakefronts with level lots, or at least lots with a gentle slope to the water’s edge, will be more in demand than lakefronts with two dozen or more steps down to the shore.

3. Condition.

Naturally a home that is in pristine condition will fetch a higher price than one that reeks of mildew and is extremely dated. Many buyers gravitate toward the “cabin” or “lakehouse” feel and do not care, as much, for the homes that are drab, lack “character,” or are too much like the suburban homes they are escaping from (though some people definitely prefer the more modern, suburban look…there are all kinds of tastes out there!) The key is to have your home clean, pleasant, and welcoming inside and out.
