Heh. We leave the reusables at home every fourth trip or so, to replenish our garbage can liner/doggy poop bag supply. When I do this I keep the reusables on hand to carry around the plastics. Most plastic bags these days are so flimsy they fall apart before you get to the car.

I used to have these great nylon mesh bags, a woven net of plastic with handles. You couldn’t use them for small things – they would fall through the holes – but they could hold at least 20 lbs. of stuff. To wash them, I would just soak them in the sink with some laundry detergent. I have to find those again.

Great post! It seems so simple, yet a lot of seller’s just don’t get it.

The other thing that seller’s need to consider is a buyer’s ability to finance the property. A bank is not going to loan more than they think the property is worth, period. They can hope for a cash buyer who isn’t going to get an appraisal, but most cash buyers are looking to get a deal on a property, not over pay for it.

Thanks Dena. It might be a good idea to carry around a bag of snacky stuff, like crackers, pretzels, peanut butter granola bar, etc. for emergencies like that, but I’d have to discipline myself to save them for emergencies, lol! I have sometimes forgotten all about eating until the end of the day and then I have the shakes!

I really like that you advice your clients to bring a lunch. I once showed property way, way, way out and the potential buyer became ill because she hadn’t eaten that day. We were a solid hour from getting her food. From that day on I told buyers to be prepared, pack some fruit or protein – the Colorado Mountains don’t have places to stop on every corner – we’re short on “corners”

Dena it’s amazing how many sellers never look at their listing online! I always send stuff to my sellers right away and ask them for feedback and to let me know if I need to correct anything. I am amazed at how some people’s homes are represented online when they are listed for sale and the sellers are totally unaware.

I believe sellers should follow up with their agents. Not only does the quality of the photos matter but I think the quantity matters as well. If, according to the NAR, 90% of all buyers start their search online agents should put up more than 3 or 4 pictures.
